If you have ever dreamed of a house with everything “just so,” this is possible with a custom-built home by Georgian Custom Renovations. Like other services offered by Georgian, they have a straightforward process to keep costs to budget and on schedule so that the final result meets your needs.
Why a custom-built home?
If you have ever dreamed of a house with everything “just so,” this is possible. Whether that’s one with a private wine cellar, maybe a large walk-in bedroom, or an open concept living room perfect for a large family gathering, this can be brought to life by the craftspeople and designers at Georgian custom renovations.
What are the advantages of a custom home?
There are several advantages: for one, this is your design, so you have control over every phase of the building process so that it meets your needs and your desires. It is also all-new. Rather than a house that has been weathering for perhaps decades, yours is built to current building codes and with cutting edge techniques and newest materials – something that will retain its value for years to come. Visit their website to see some examples of home designs.
How to get started on a custom home?
Like other services offered by Georgian, they have a straightforward process to keep costs to budget and on schedule so that the final result meets your needs. They have access to craftspeople, designers, and tradespeople familiar with every aspect of custom home constructions, from building materials to zoning requirements.
Start with an initial consultation.
The first step is a meeting with one of the Georgian’s designers to work out what the scope of the design is, what the budget is and to see if this will be a good fit for you and Georgian; it is no obligation, and you can decide if you want to go ahead after the initial 1-2 meeting. If you choose to move forward, there is an agreement signed, payment made, and work will start on some initial designs and measurements.
Georgian prides themselves on no surprises (well, bad ones anyway). As you and Georgian go through the framework, they’ve developed over years of experience. You’ll know what progress is being made and have input into each design decision.
Once the initial design has been hammered out, you’ll receive a presentation, which can be further worked on to meet your goals.
At the same time, you’ll be involved in selecting the finishing that will complete your dream house. With over 50 years of experience, Georgian has access to first-rate suppliers and tradespeople. You can see some of these if you visit the showroom located at Improve Canada.
While picking the finishings, the designers prepare the final design drawings. These will include an electrical plan, elevations, finalised scope of work and a detailed schedule for the length of the project. On signing off on this work, the actual construction can be started.
Fixed Price construction
You will move into phase 2: Construction at this point in the process. Your designer will present you with a Construction Agreement with a fixed price. In it, everything will be included- no additional costs or surprises along the way. A start date will be determined on signing, and work can begin turning your dream into reality.
As construction commences, you’ll be kept informed of progress, and the construction manager will perform regular site inspections.
